UNIQ – Property Inspection, Reimagined UNIQ is a mobile-first inspection app built for internal property management teams. It helps on-site staff manage inspections, appliance tracking, bill capture, damage reports, and unit-level tasks directly from their phone. Managing rental properties involves many moving parts. Teams often have to handle move-outs, routine checks, vacant unit inspections, work order follow-ups, appliance records, utility bills, and damage documentation. When all of this is managed through paperwork, photos, spreadsheets, and messages, it becomes difficult to track and easy to miss important details. UNIQ brings this entire process into one structured mobile app. The app supports five inspection types: Move-Out, Routine, Due Diligence, Vacant Unit, and Work Order inspections. Each inspection guides the property manager through a clear walkthrough, helping them capture the right information at the right time. Staff can add notes, take photos of damages, record a full video walkthrough, and document appliance details during the inspection itself. Once submitted, the inspection record is saved automatically, giving the admin team a clear and reliable history for every unit. UNIQ also helps teams manage appliance and inventory tracking. Every appliance can be logged with details such as serial number photo, location, installation date, and other key information. The app can also help track the expected life of appliances, making it easier for teams to plan maintenance or replacement before something turns into an emergency repair. For utility bills and similar documents, UNIQ uses AI-powered OCR to reduce manual data entry. The inspector can simply take a photo of the bill, and the app helps extract the relevant details automatically. This saves time, reduces errors, and makes field reporting faster. Damage reporting is also built into the workflow. When damage is found during an inspection, the property manager can document it with photos, notes, and supporting details. A damage report is then created for admin review. Company Admins can approve or reject the report, and approved items can be converted into work orders. This keeps the maintenance process connected without needing duplicate entries or separate follow-ups. UNIQ is designed around three internal roles: Super Admin, Company Admin, and Property Manager. Super Admins oversee the platform, Company Admins manage properties, users, permissions, inspections, and reports, while Property Managers handle day-to-day inspections and unit tasks. Each role only sees the information and actions relevant to them. The app also supports QR code access for units. Field staff can scan a unit’s QR code and directly open its dashboard to view inspection history, active appliances, pending issues, and open work orders.
