Almost all of them are preventable — with the record you were never told to keep. YOUR LANDLORD IS ON A CLOCK Every state sets a deadline to return your deposit. Fourteen days in Arizona and New York. Sixty in Alabama and Arkansas. Tenwell counts it down from your move-out date and tells you the moment it lapses — and what your state says happens then. Some states make a landlord who misses it forfeit the right to deduct anything at all. PHOTOGRAPH IT BEFORE YOU NEED TO The evidence that settles a deposit case is the pair: the same room at move-in and at move-out. A move-out photo on its own has nothing to be compared against. Tenwell tracks every room and tells you exactly which pairs are missing — while you still live there and can still take them. KNOW WHICH CHARGES AREN'T ALLOWED Landlords may charge for damage. They may not charge for ordinary wear and tear. Type in what they charged you for and Tenwell sorts it: repainting and worn carpet are wear, holes and pet staining are damage, and cleaning fees and rekeying genuinely depend on the detail. Every one comes with the sentence you can say back. PROVE YOU TOLD THEM, AND WHEN Log every problem you report and how you reported it. If a landlord later charges you for damage that grew out of something you told them about and they never fixed, that dated record is what you point to. THE LETTER, ALREADY WRITTEN Tenwell drafts a demand letter from your own figures — what you paid, what you dispute, and your state's deadline. Most guidance says send a written demand before going to court. It is often enough on its own. Where a statute lets a court award a multiple of what was withheld, Tenwell shows that figure as what the law permits — never as what you will get. Courts decide that. There is no landlord database, no ratings, no naming anyone. No account. No ads. No analytics. No tracking. The app makes no network requests at all, and your photos never leave your device.
