Rental Reality helps rental property owners answer three practical questions: What am I earning? What changed from my starting plan? What should I review next? START WITH YOUR RENTALS Add your properties and enter the monthly rent, operating expenses, loan payments, estimated values, and mortgage balances you want to track. Record a dated market rent estimate and lease details when available. Start with your own empty portfolio or choose clearly labeled examples to explore the app. Examples are optional, editable, and removable. SEE YOUR RENTAL PICTURE Overview calculates useful metrics from your saved inputs: • Monthly pre-tax cash flow • Net operating income, operating costs, and debt service • Estimated equity • Recorded rent versus your market rent estimates • Current cash flow versus your starting purchase assumptions • Cash-on-cash return when invested cash is entered Open the cash-flow breakdown to see how the figures connect and compare properties on a chart. Annualized figures are projections from current monthly inputs, not year-to-date accounting. MANAGE EACH PROPERTY Use Properties to search, sort, edit, or delete rentals. Open Current, Purchase plan, and Timeline to inspect financial components, original assumptions, rent history, lease details, and saved changes. The purchase baseline stays fixed during ordinary edits, with an explicit option to correct original information. FOCUS ON YOUR NEXT STEP Focus highlights negative cash flow, changes from the purchase plan, rent gaps, upcoming or expired leases, follow-ups, and stale or missing inputs. Read the visible rules, filter the list, and open the property that needs attention. All checks use the information you maintain. KEEP CONTROL OF YOUR DATA Export a portfolio backup through Files and import missing properties without overwriting existing records. Add or remove labeled examples without replacing personal properties. Optional local lease reminders notify you before occupied leases end. Tools also provides official App Store links to Rental Investor, RentValue, RentLift, LeaseKind, and OwnershipLens. These are separate apps. Their records do not transfer or synchronize automatically; enter any results you want to track in Rental Reality. Rental Reality works independently with locally saved data. No account, subscription, or in-app purchase is required. It does not fetch live market rents or connect to bank accounts. Financial estimates depend on the values you enter and are for planning.
