Manage the right area, the right room • Manage multiple areas and assign management permissions by area. • Create individual or bulk rooms; import Excel with a preview of changes. • Track primary tenants, co-tenants, deposits, and rental cycles. Utilities with photo verification • Specialized cameras capture images of the correct room, period, and meter type. • OCR runs on the device to suggest readings; users always check before saving. • Supports capturing incomplete readings and continuing processing for remaining rooms. Clear Billing and Accounts Receivable • Calculate room charges, electricity, water, services, and carry-over debts according to the rules of each area. • Keep snapshots of issued invoices so the history remains unchanged when unit prices are modified. • Create VietQRs with room identification content and track payment status. Contracts, Forms, and Tenant Utilities • Draft contracts from templates, preview PDFs, and save signed records. • Tenants can view invoices, contracts, Wi-Fi information, submit meter readings, and report incidents. • On-demand services are managed separately and are not mixed with recurring room fees. SePay for Pro+ and above Landlords register and pay for SePay services themselves. Digital Landlord receives transaction data to support reconciliation and separately stores the statuses: Pending Match, Matched, and Skipped. The bank account declared in the app must match the account linked to SePay. Operational Security • Access rights are checked at both the application and the server. • Private photos and documents are protected according to account and access rights. • Important financial transactions are recorded for review. • Users can request account deletion within the app or on the website. • The app does not display ads and does not use data to personalize ads. Some features and limits depend on the service plan. The final price, cycle, offers, and benefits are always displayed by Google Play before the user confirms the purchase.
