Each one carries a full gallery, the developer, the community, the payment plan, the handover date and a plain fact sheet. Then the part a portal will never give you. A written read on the project itself. Whether the payment plan is genuinely gentle or only looks that way. Who it suits, and who it does not. What is worth taking, and what is worth leaving. RUN THE NUMBERS BEFORE YOU COMMIT Five calculators, built in and free to everyone: Mortgage, showing the monthly payment and the cash actually needed True cost of purchase, with DLD, agency and trustee fees counted in Rent versus buy, and the year owning overtakes renting Rental ROI, gross and net Golden Visa eligibility against the AED 2 million threshold A dark map plots every launch across the Emirates, so you can see where the market is moving rather than read about it a year later. Prices convert from AED into your own currency, and any project can be turned into an enquiry in a single tap. FOR CLIENTS, YOUR WHOLE BOOK, LIVE Signed-in clients get a private dashboard of everything they own, kept current. Off-plan holdings show the payment plan, the percentage paid, construction progress, and the projected position at handover. Resale holdings show current value, equity, the mortgage still outstanding, and appreciation since purchase. Leased holdings show the rent, the net yield, the monthly cash flow and the renewal date. Above them sits the total position, Golden Visa progress measured across the three strongest title deeds, a cash-flow ledger of every dirham in and out, written notes on each property, and a list of next moves to work through. There is a document vault for title deeds and contracts, kept behind Face ID. And a Home Screen widget showing portfolio value, which hides itself the moment the phone locks.
