Learn the real market price of Japanese property from actual transaction data. Advertised prices are ASKING prices — they differ from the price a property actually sold at. This app taps into the Real Estate Information Library published by Japan's Ministry of Land, Infrastructure, Transport and Tourism (MLIT) to show area market prices and a reference valuation of your property, based on real transaction records. ■ Area Market (free) - Pick an area by address, postal code, or a tap on the map - Transaction median, price range, and distribution (histogram) - Toggle between per-square-meter, per-Tsubo, and total price - Quarterly market trend chart - Counts and unit prices by decade of build and by area band - List of recent transactions - Zoning (building coverage, floor area ratio) - Hazard info (flood, landslide, tsunami, storm surge, liquefaction) - Divergence between published land prices and actual transactions - Area Market PDF export - Search history (revisit without re-fetching) ■ Property Valuation (one-time purchase) Enter address and area, and we compute a reference valuation of your property from nearby transactions. - Time-of-sale adjustment, building-age standardization, frontage / road-width / land-shape corrections - AI commentary that explains the reasoning in plain language - Valuation report PDF (useful for family discussion or broker negotiation) - Estimates for property tax and city planning tax - Valuation history saving ■ Zero sales calls Unlike bulk-valuation-request services offered by real estate companies, this app does NOT require your name or phone number.
